Transaction through a notario público

If you decide to proceed, a Mérida-based notario público handles the deed transfer. This is the same process used by Mexican nationals. The title is yours.

Investment questions

Yes, when the title is properly documented and the transaction goes through a certified notario público. Invest Yucatán only presents properties with registered title in the Registro Público, a current Certificado de Libertad (no liens), and verified cadastral registration. Every buyer is encouraged to verify documents independently before committing to anything.

Yes. Yucatán's interior is outside Mexico's restricted zone. Foreign nationals can purchase land with direct fee-simple title, identical to a Mexican citizen transaction. No fideicomiso (bank trust) required. You hold the title directly in your name, or through a Mexican corporation if preferred for tax planning purposes.

Coastal Quintana Roo prices have already incorporated years of tourism growth. Yucatán interior is at an earlier stage of the appreciation curve, with comparable tourism drivers (cenotes), significantly lower land prices, no coastal restriction zone complexity, and a growing infrastructure investment via Tren Maya. The entry price is lower; the growth potential is higher.

No. We communicate in English. The notario público process requires document translation, which is standard practice for international buyers and handled by the notary's office. Mérida has a large international community and bilingual legal professionals experienced with foreign land purchases.
